Introduction

Chadwick McRae, Chartered Surveyors, was formed in June 1992 and is a niche Industrial & Commercial Real Estate Consultancy, operating throughout the Midlands and northern Home Counties of the UK. Effectively anywhere within a two hour drive time of Northampton is home turf to us! To prove this, we have successfully let developments in Luton & Nuneaton and have acquired premises in Cheshire and Derbyshire!

We specialise in acting for occupiers, developers and investors to acquire, dispose, develop and manage industrial/commercial property. At the inception of Chadwick McRae we acted extensively for Ryder Plc. and acquired truck workshops and JIT warehouses. We acted for Ryder in Leicester; Alfreton, Derbyshire and Fenstanton, Cambridgeshire and managed large construction projects from start to finish. We therefore enjoy getting our hands dirty and no project is either too large or too small!

Since then we have acted for Barclays Bank Plc. in selling the site of their old cheque clearing centre in Northampton and also their flagship branch in Northampton for approximately £1,300,000 to Scottish & Newcastle Breweries. We manage a small industrial estate in Warwickshire for London based clients and are always looking for more management situations, where proactive relationships can be forged with occupiers. Other clients have included East Midlands Electricity, Bartlett Catering Equipment, Triad Group Plc, BTR and smaller local companies.

We have acted for many developers and in particular include Jelson Ltd., Folkes Properties Ltd. Henry Boot and Frontier Estates. We are always looking for new development sites, be they industrial, commercial, leisure, retail or residential.

In 1999, we acted for J. Sainsbury in the sale of 18.03 acres of industrial land in Northampton to Frontier Estates for £5,300,000, the acquisition of 11.0 acres of industrial land at Park Farm, Wellingborough for Folkes Properties for £1,800,000 and the acquisition of 7 acres of industrial land on Brackmills Industrial Estate, Northampton for Jelson Ltd. for £2,000,000. We also sold 24 acres of land at Sanders Road, Wellingborough to Stepnells, a local developer.

We have been particularly active in the automotive field and acted for Westaway Motors the local Jeep dealer in their acquisition of new premises in Northampton and for Forest Gate in the acquisition of the new branch in Market Harborough, Leicestershire.

We have acted in the acquisition and disposal of residential land in Northamptonshire, Warwickshire & Leicestershire and are always looking for more. We have extensive contacts in the field and can offer references to those vendors if you are considering the disposal of land.

Key responsibilities:
As principal of a multi-disciplinary practice, Ian McRae has over 30 years property experience. He started with Richard Ellis in 1972, leaving in 1976 after 2 years in both the valuation and investment departments. He then joined Ladbrokes and subsequently the UDS Group for the remainer of the 1970's. He worked for Herring Son & Daw, Surveyors from 1980 to 1982.
He worked abroad in Kenya from 1982 to 1988 and acted for Lonrho, the US Govt., the Spanish Govt., Unilever and other major local and international companies.
Upon his return to the UK in 1988 he joined Turner & Debenhams solicitors in St. Albans. In early 1990 he joined Nelson Bakewell, Chartered Surveyors, to head up their new Northampton office, to handle the Northampton Business Park.
When this office closed in May 1992, Chadwick McRae was established and has gone from strength to strength since then.
