Disaster Recovery Centre Requirement -

North Western Home Counties; 50,000 - 70,000 sq. ft. approx.

We are retained by Barclays Bank plc. to carry out a property search to satisfy this requirement. The detailed specifications are as set out below.

SEARCH AREA
The building must be located in accordance with the following requirements:
Within approximately 1 hour or within a 55 mile radius of Central London by train and car.
Outside of the M25 and to the North and West away from London.
Within an arc between the M11 and M40 extending out as far north as Milton Keynes.
Proximity to a large main line railway station is essential. Up to a 15 min walk will be acceptable.
Access to motorway/arterial routes is also preferred.
Good car parking facilities either at the building or close by to accommodate if possible up to 50% of the staff.(400). This could be provided in public Car Parks.

TYPE OF ACCOMMODATION
* Ideally, reasonable quality office accommodation is required. The client will however consider warehouse style buildings if they meet the brief and can be fitted out at a reasonable cost.
* Image is not a high priority.
* The accommodation can be either new or second hand and ideally requires little or no refurbishment.
* It can be either self-contained or within a larger multi-occupied building and should be of an open plan arrangement.
* The property should be easily accessible and comply with any DDA regulations.
* 24 Hour access will be required.
* The accommodation should include (or be capable of including) Air Conditioning and Raised Floors and sufficient power to support 800 work stations.
* On site or near by car parking should be available if possible to accommodate up to 400 cars. This is not essential.
SIZE
The facility is to accommodate up to 800 workstations. Based on a minimal occupation density of 60 - 80 sq. ft. per person this equates to between 50,000 sq. ft. to 70,000 sq. ft. approx. Facilities just outside of this range will be considered.

TENURE
Our client will consider either a freehold or a leasehold interest. Any lease would be for a term of 10 years, with flexibility incorporated.

TIMESCALE
The accommodation has to be acquired by June 2004.
