Chadwick McRae's raison d'être is to act for industrial & commercial property occupiers, developers and investors to build the right product, at the right time, in the right place and for the right price. We appreciate that property is only a minor part of the successful business equation for property occupiers.
We consider that property should by the requirements of all parties involved who invest in it, operate from it and develop it. Above all, every party involved in the deal is there to make money! Our client base is orientated towards occupiers and developers and we see the two working in tandem, towards the common goal of profit in each of their respective fields.
On behalf of investors, we actively manage commercial property and pride ourselves with the good landlord & tenant relationships we have established. From experience we know the heavy stick approach does not necessarily work. During the recession in the early 90's we even reduced rents, in an effort to at least keep some income stream going for our clients. The benefits of this are now seen with fully let properties.
One of Chadwick McRae's specialisations is that of Development Consultancy. We act on behalf of both developers and occupiers who are looking to develop new property, either on a speculative basis or as part of business expansion.
On the corporate side we have acted for Ryder plc. in the purchase, project management and development of both warehousing and truck workshops in Alfreton, Derbyshire & Fenstanton, Cambridgeshire. For Jelson Ltd. & Folkes Properties Ltd. along with other developers, we acted for them in the acquisition of industrial land and advised on the development, as well as acting as their letting agents.
We have been recently brought in to advise on the concept of Trade Counter and Motorist Centres for a developer on sites across the north of England.
We act on behalf of landowners looking to sell land to developers and have sold everything from farms with residential planning consent, banks with planning consent for a pub and playing fields with industrial planning consent. Amongst our clients in this regard we can include J Sainsbury Developments, Barclays Bank and Wellingborough Old Grammarians.
We are proud of our long associations with our corporate clients. This perhaps due to the fact that Ian McRae has worked both in private practice and in commerce. Property is only a small part of a successful equation and therefore Chadwick McRae act on behalf of companies looking to relocate and/or expand. We enable our clients to concentrate on their business, whilst we source new premises and negotiate the most attractive deal.
Amongst these clients, have included the Triad Group for whom we have relocated their offices in Milton Keynes, Bartlett Catering Equipment for whom we acquired new manufacturing premises in Wellingborough and Westaway Motors for whom we acquired new garage premises in Northampton.
We act on behalf of landlords in the proactive management of industrial estates and commercial property, where we aim to maximise occupancy and income streams. We believe that good tenants should not be lost, but if the landlord / tenant relationship is a good one the landlord should endeavour to build new premises and grow with the tenant.
In addition we have acted for corporate clients, such as Unilever and Lonrho, in exploiting real estate assets within their companies, weeding out waste and maximising returns. One could effectively call us "company doctors". We work with people to understand their businesses better and reduce the downside risk. We aim to prevent rather than cure problems through this understanding. We act for occupiers in negotiating rent reviews and lease renewals and can offer advice on building surveying matters through our consultant building surveyors.
Just putting an advertisement in a paper or erecting a "For Sale" board on a property may be some people's idea of marketing, but it is not ours. Every situation is different and requires skill and thought. We have recently resigned a major agency commission, as the client and ourselves had very differing views on how best to promote their property. We are prepared to stand by our principles.
